  • A copy of your home owners insurance policy/ or policy number. A copy of the survey
  • Forwarding address, or POC (point of contact) and telephone numbers to include and emergency contacts. If you would like your cash flow deposited in to your account please supplies with your bank information

Property Presentation:

  • We advertise your property free of charge.
  • Our computer system enables us to maintain an all encompassing list of the many features that makes your property uniquely desirable.
  • We realize that staying in tune to the current marketing condition as well as the economic trend is mandatory in order for us to be able to rent your property at its most value.
  • We list vacancies with the Fort Hood Housing. We also run continued listings of your vacant property until we get it rented.


    Tenant Screening:

  • We run every application through the Credit Bureau to verify there criminal and rental background.
  • We walk through the lease with each prospective tenant.
  • We want to be certain that they understand all obligations and responsibilities to this contract.
  • We secure a deposit in the event of abandonment or pets on the property we enforce the pet deposit codes to $100 per pet non refundable.
  • The leases that we use are executed by the Texas Association of Realtors.
  • The security deposit is kept in a special account as required by state regulations, until they are either refunded to the tenant upon the successful check out inspection of your property.
  • Tenants are to cover any damages caused by lease violations and or any past due rent fees.

Property Protection:

  •  Our comprehensive screening procedures assure you that it is for desirable tenants.
  • On regular basis we perform spot checks and routine inspections if required.
  • While the property is vacant we inspect it to make sure no one is living there illegally.

Accounting Services:

  •  We do all the book keeping chores for you. Our computer system is designed to keep complete and accurate records of every income and expense that affects your property.
  • Our convenient monthly statements provide you with a full, itemized record of all transactions.
  • Our end of the year statement simplifies the job of tax preparation for you and your accountant.

Insurance:

 In addition to your normal home owner’s Fire and Extended Coverage policy we recommend that you maintain an "Owner, Landlord & tenant Liability policy as well. This coverage protects the tenant, you and us against a wide range of losses caused by unintentional hazards or unsafe conditions on your property which could result in a liability suite.

  • We will also need proof of insurance coverage when manage your property.

Repairs and Maintenance:

  •  Competent maintenance is the key to protecting your investment. Our goal is to provide you with this important service at a reasonable price using the best qualified personnel.
  • In addition it is our aim to prevent major repair bills. We accomplish this through constant supervision, routine inspections, regularly scheduled maintenance, and by selecting those tenants who will take pride in their leased home.
  • Before any repair or maintenance work is performed, the job requested is put in writing for review. Our maintenance personnel will not perform unauthorized jobs requested by tenants. Any repairs caused by the tenant will be charged to the tenant.
  • You are further protected because each job is fully documented in writing and backed up with receipts by our comprehensive work order system.
  • Routine repairs and maintenance will be performed as needed in our judgment and will be based on urgency and importance. For any major job, we will obtain written estimates from more than one company and notify you before we proceed.
  • $150 dollar limit is place to are vendors before they need authorization, unless its an emergency.

Investment Services:

  •  We are a full service Real Estate company that has a large pool of potential investors including other property owners and our tenants. This comes in handy if you decide to sell your property.
  • We can help you spot undervalued properties for an immediate positive cash flow.
  • Our extensive resources let us help you select and investment property that will meet your exact goals whether they are positive cash flow or highest possible tax advantages.
